Key Responsibilities
Oversee daily operations of commercial retail properties, focusing on tenant relations and lease compliance. Lead tenant communication efforts, addressing inquiries and resolving disputes to ensure satisfaction. Manage maintenance activities and vendor contracts to maintain high-quality standards. Collaborate with leasing teams to support marketing strategies and negotiate lease agreements. Monitor rent collections, address delinquencies, and prepare financial reports for senior management. Conduct regular property inspections to identify improvement opportunities. Mentor junior staff members to support team development. Develop and implement energy-saving initiatives to enhance property efficiency. Coordinate community engagement events to strengthen tenant relations. Represent Perkins Properties professionally in all client and stakeholder interactions.
Required Qualifications
Extensive experience in commercial property management, with a focus on retail assets. Exceptional communication, leadership, and organizational skills. Proficiency in property management software and advanced knowledge of Microsoft Excel. Broker’s license preferred but not required. 5-10 years of experience required for Property Management work in Operations setting. Familiarity with Omaha’s commercial real estate market. Ability to navigate local regulatory and zoning requirements. Proven track record of successful tenant management in the Omaha area.

- Competitive salary range: $87,100-$97,100 depending on experience
