Key Responsibilities
- Manage day-to-day operations of retail properties, ensuring smooth and efficient functionality.
- Develop and execute comprehensive property budgets and financial plans to maximize profitability.
- Oversee tenant relations, addressing inquiries, disputes, and ensuring compliance with lease terms.
- Coordinate property maintenance and vendor management, emphasizing high-quality service and swift issue resolution.
- Negotiate and manage service contracts, ensuring cost-effectiveness and quality standards.
- Lead leasing efforts and support marketing activities to attract and retain tenants.
- Ensure compliance with local regulations and company policies, keeping properties within legal and organizational standards.
- Monitor rent collections and address delinquencies proactively to maintain financial stability.
- Prepare monthly and quarterly reports for senior management, providing insights and performance metrics.
- Conduct regular property inspections, emphasizing safety and operational standards.
- Mentor and guide junior team members, fostering a collaborative and professional team environment.
- Implement sustainability initiatives to enhance property value and reduce operational costs.
Required Qualifications
- Proven experience in property management with a strong focus on retail environments.
- Strong knowledge of budgeting and financial planning, with proficiency in Microsoft Excel.
- Excellent leadership and communication skills to manage diverse teams and tenant relations effectively.
- Ability to manage multiple properties and competing priorities in a fast-paced setting.
- 5-8 years of experience required for Property Management work in an Operations setting.
- Familiarity with Nebraska real estate laws and regulations.
- Knowledge of the La Vista retail market and local trends is highly desirable.
- A broker’s license is preferred but not required.
