Key Responsibilities
- Support property managers in all aspects of day-to-day operations to ensure efficient property management.
- Assist with tenant communications, addressing inquiries and resolving issues in a timely manner.
- Coordinate maintenance requests and manage vendor relationships to ensure high-quality service delivery.
- Maintain accurate property records and reports, ensuring data integrity and timely updates.
- Assist in preparing budgets, monitoring expenses, and providing support for financial planning.
- Oversee small-scale construction projects, ensuring they meet quality standards and are completed on time.
- Ensure compliance with lease agreements, tracking rent payments and following up on delinquencies to maintain financial health.
- Assist in marketing and leasing activities, contributing to tenant retention and acquisition strategies.
- Attend property inspections and meetings, providing valuable insights and updates to the management team.
- Facilitate community events to foster positive tenant relations and enhance the property’s reputation.
- Develop and implement strategies for improving property operations and tenant satisfaction.
Required Qualifications
- Proficiency in property management software and Microsoft Excel is essential for efficient operations.
- Excellent organizational and communication skills, ensuring smooth interactions with tenants and vendors.
- Ability to handle multiple tasks and meet deadlines in a fast-paced environment.
- Basic understanding of property maintenance and leasing terms to effectively support operations.
- Ability to work collaboratively with a team, fostering a cooperative and supportive work environment.
- Strong attention to detail, ensuring accuracy in reports and communications.
- 3-10 years of experience required in Property Management work, particularly in an Operations setting.
- Familiarity with the local Gretna, NE market and community dynamics is advantageous.
- Experience with regional vendor networks and local regulatory compliance is preferred.
