Key Responsibilities
Oversee daily operations of commercial retail properties, ensuring smooth management of tenant relations and lease compliance. Lead tenant communication efforts, addressing inquiries, resolving disputes, and ensuring satisfaction. Manage maintenance activities, vendor contracts, and on-site construction projects to maintain high-quality standards. Conduct regular property inspections to identify improvement opportunities and ensure facilities remain operationally efficient. Mentor junior staff members and provide training to support team development. Represent the company professionally in client and stakeholder interactions. Develop, monitor, and adjust property budgets to optimize financial performance. Collaborate with leasing teams to support marketing strategies and negotiate new lease agreements. Ensure compliance with local regulations, safety codes, and company policies. Monitor rent collections, address delinquencies, and prepare detailed financial reports for senior management. Implement sustainability initiatives to improve energy efficiency and reduce operational costs. Coordinate community engagement activities to enhance tenant and shopper experiences. Develop emergency preparedness plans and conduct regular safety drills. Foster a collaborative work environment that encourages innovation and continuous improvement.
Required Qualifications
Extensive experience in commercial property management, with a focus on retail assets. Strong proficiency in financial planning, budgeting, and lease administration. Exceptional communication, leadership, and organizational skills. Proficiency in property management software and advanced knowledge of Microsoft Excel. 5-10 years of experience required for Property Management work in Operations setting. Strong understanding of Elkhorn’s local market dynamics and regulatory environment. Ability to manage multiple priorities and projects in a fast-paced environment. Familiarity with Nebraska’s commercial leasing laws and practices. Broker’s license preferred but not required. A deep commitment to community development and engagement within Elkhorn.
