Key Responsibilities
- Manage the day-to-day operations of retail properties, ensuring efficient and effective management practices are in place.
- Develop and execute comprehensive property budgets and financial plans, with an emphasis on optimizing revenue and controlling expenses.
- Oversee tenant relations, promptly handling inquiries, disputes, and ensuring lease compliance to foster strong tenant relationships.
- Emphasize the coordination of property maintenance and vendor management to ensure high-quality service and property standards are maintained.
- Negotiate and manage service contracts, ensuring cost-effectiveness and quality service delivery.
- Lead leasing efforts and support marketing activities to attract and retain tenants.
- Ensure compliance with local regulations and company policies, maintaining a high standard of operation.
- Monitor rent collections, address delinquencies, and implement strategies for minimizing late payments.
- Prepare detailed monthly and quarterly reports for senior management, providing insights into property performance.
- Mentor and guide junior team members, fostering a culture of growth and development.
- Conduct regular property inspections to ensure safety standards are met and provide recommendations for improvements.
- Implement energy-efficient practices to reduce operational costs and promote sustainability.
- Develop emergency preparedness plans and conduct training sessions for tenants and staff.
Required Qualifications
- Proven experience in property management with strong knowledge of budgeting and financial planning.
- Excellent leadership and communication skills, with the ability to foster long-term relationships with tenants and vendors.
- Proficiency in property management software and Microsoft Excel, essential for efficient operations and reporting.
- Ability to manage multiple properties and priorities effectively.
- A broker’s license is preferred but not required.
- 5-8 years of experience required for Property Management work in an Operations setting.
- Familiarity with local real estate market trends in Weeping Water to leverage competitive advantages.
- Strong understanding of Weeping Water’s local regulations and community standards.
- Experience with rural property management challenges and opportunities.
